Meu DVD só roda mídias de locadora,porquê?

DVDs de aniversários,festas,shows e piratas, o aparelho rejeita,com a seguinte mensagem:
REGIÃO NÃO COMPATÍVEL.
Na caixa diz que roda tudo.(marca: Sony /2010)
